Home Sale

As the selling party for a residential property, you will need a deed of sale that formalizes the agreement between buyer and seller, and a legal description of the property from the land title records office. Refinancing a Mortgage

Refinancing a mortgage presents an opportunity to lock in a lower interest rate, consolidate debt, or gain access to equity. We work with you to replace your current mortgage with one that better serves your current needs, prior to maturation of the existing mortgage, either with your existing lender or one that is newly engaged.

Title Transfer

When you are transferring the ownership of a property from one individual to another, or adding or removing a name from a title, we will work with you to ensure that the transaction adheres to all provincial laws and that the transfer is legally binding, including registration of the change of ownership with Alberta Land Titles.

Long Term Sale Agreement

A long term sales agreement, also known as a Sales and Purchase Agreement (SPA), allows you to purchase a property over a prolonged time period. We will work with you to draft, review and negotiate the terms of the agreement - including financing terms, conditions and timeline for the sale - so that the agreement is clear and enforceable.

*Prices include regular disbursements including land titles fees to register or discharge 1 mortgage, local courier, 2 payouts, file administration and storage, BUT DO NOT INCLUDE the following which are only applicable on some transactions: title insurance, condominium estoppel certificates, more than two payouts , updating or obtaining compliance on Real Property Reports, encroachment agreements, relaxation permits, rush fees (receiving documents within 72 hours of closing) assignment of rents on rental properties, more than one mortgage registration, more than one title on a property (such as a titled parking stall or titled condo storage unit)
